Planning permission, or planning consent, is defined as the permission the United Kingdom requires to allow building on land or to change the use of land or buildings. The occupant needs the title of the land or building and it is also required for the ‘planning title’ or planning permission. Development is defined by the law as any mining operation, building or engineering, or any other circumstances that changes the use in any land or building. There are certain types of acts that are excluded from the development plan and there are some specified categories that do not require any application for planning permission. The law requires that all applications for planning permission should be in accordance to the policy of the ‘development plan’.
One can apply for different types of planning permission such as full planning permission that is granted in all aspects of a proposed development, and outline planning permission which cannot be granted for a proposed change in the use of land or buildings. Additionally, there is a renewal of planning permission that could arise when a permission that was subject to a time-limiting condition already expired, and there is also a removal or alteration of a planning condition when there is certain agreement to that condition is necessary to turn the unacceptable development acceptable. Household application forms, advertisement consent on a listed building, demolition and extension of listed buildings, agricultural forms and other applications are also subjected to planning permission.
